Today, one of the consequences of urban development is the creation of unused and lost spaces, which has led to instability in various dimensions. Urban art is one of the factors in the sustainable reviving such spaces. The aim of this study is to study how to recover lost spaces and turn them into sustainable and efficient urban spaces using urban arts (Mortal and immortal). Because the use of Mortal and Immortal arts in different ways can be effective in reviving and sustainable development of lost spaces, understanding how they affects lost spaces is possible by recognizing their characteristics. The research method is based on theoretical knowledge of the criteria and indicators defining urban arts, lost spaces and sustainability. Prioritize these indicators in term of impact on the restoration and sustainability of lost spaces, it has been through Delphi method and obtaining the opinions of urban planning and architecture experts. The results show that the most important feature of urban art, regardless of being mortal and immortal, is its ability to increase the presence and persuasion of people to the desired presence in space, which leads to social sustainability. Other characteristics in the arts of mortal and immortal which have reciprocal or different effects are include the creation legibility along with the instilling a sense of place by urban art, having a place, dynamism and diversity, and the creating a platform for discovering environment by people.
